Exclusions in Plumbing
In many ways plumbing work can be unpredictable. As a feature of plumbing, it is often hidden from sight. We can't always tell what to expect before the work starts and we often encounter situations where problems that were not obvious or visible before can become exposed during the normal progression of a project. We rely on our professional experience and knowledge of hidden plumbing to guide us when we estimate what it will take to do work, and cannot always predict every possibility. Due to this, "exclusions" are written into most formal plumbing estimates in an attempt to prepare for the unexpected.
For this reason, any pricing provided for plumbing work is typically subject to change. But it is our policy to stop work and speak with our customers regarding unforeseen complications in completing work before continuing in potentially costly repairs outside of the original scope of work. Your confidence in choosing Clear Plumbing to perform your plumbing work is a priority to us, and we make every effort possible to make sure that it is not misplaced.
Replacement Appliances
For most appliances in your home such as kitchen and bathroom sink faucets, toilets, and shower trim we recommend picking out the product that you want installed and getting them ahead of time. These products will be installed in your home and can be a very personal decision seeing as you will be looking at and using them every day. We can offer pricing for providing the product for you either based on your preference, or based on the best standard products available as guided by our own professional experience. Plumbing appliances can cost more when we get them for you, so please keep this in mind when deciding which of these services is right for you.
Our standard product recommendation for toilets are American Standard which is a simple but reliable product. For faucets and showers we usually recommend Delta. Though there are many other good products including, but not limited to: Moen, Phister, and Kholer.
Pricing
Below, our flat-rate pricing is based on customer supplied options for faucets and trim, and company supplied for toilets and other fixtures. More in depth work such as water heaters and shower cartridges are more involved and typically affected by whatever product is already installed. These products can be optionally changed on request, but may require evaluation to determine compatibility and options. Some homeowners have 30 or 40 gallon water heaters which can be less expensive, but each home is designed for the equipment installed at the time of construction and we do not recommend changing them without an evaluation being done to make sure that the new product will meet the needs of your home.
Standard Work
The "Standard of work" in this case refers to the complexity of the task. More complex repairs or installations may be more difficult and time consuming than a typical job of the same type because of unique factors such as uncommon access requirements or parts unique to a manufacturer. A standard job refers to the expected complexity of a job based on history with other jobs of a similar type.
Kitchen Faucet/Lavatory Faucet Replacement
$231.75 for a standard customer supplied faucet installation.
This work includes removing the existing faucet and installing the new one. It does not include counter-work or cabinet work which another contractor would provide. For additional exclusions, see the Disclaimers below for more details.
Toilet Rebuilds and Replacement
$206.00 for a standard Partial Toilet Rebuild.
(Flapper and Fill Valve/Handle when necessary)
$355.35 for a standard Full Toilet Rebuild.
$636.80 for a standard Replacement Toilet
Toilets are determined by "rough-in" which determined what toilet to purchase. To find the rough-in, measure from the bolts at the bottom of the tank to the dry-wall. It is either 12" or less. So the toilet will either be a 12" rough, or a 10" rough.






Water Heater Replacement
$1,767.22 for a standard 50g electric water-heater.
$2,024.72 for a standard 50g natural gas water-heater.
When replacing your water heater, we recommend replacing your PRV as well. Please see the Disclaimer's below for more details.
Shower Cartridge / Shower Valve Replacement
$442.90 for a shower cartridge replacement based on most standard models.
$1,107.25 for a shower valve replacement.
Some foreign or more unique styles may require different pricing.




Drain Cleaning
$180.25 for Auger of Toilet in Place.
$721 for Pull/Reset Toilet and Run Sewer Machine.
$515.00 for Clearing Blockage from Existing Access
These jobs can be more complicated in some cases, and may require more time than average to address. In these cases we would speak with you regarding pricing before proceeding any further.


3/4" PRV Replacement (Indoor)

Your Pressure Reducing Valve (PRV) protects all of the plumbing in your home. See the Disclaimers section below for more details.
After Hours Service
$300 for After-Hours fee.
This charge is in addition to any work performed. It includes a limited diagnostic of the problem on sight to determine the issue. The diagnostic is limited to visual inspection and basic testing to determine if the problem can be identified or if it will require more troubleshooting to determine.




Limited Access
$72.25 for Limited Access - Minor
$154.5 for Limited Access - Major
Limited access is any work that is made more difficult by hard to reach areas that will slow work. Minor refers to tight spaces or narrow work areas. Major refers to any cutting or demo work required to perform the work.


Backflow Inspection
$257.5 per device inspected
I will document and submit the results of the testing for you to the local water authority, and provide you a copy of the form for your records.
Disclaimers
Water Shutoffs
Many of the above services require turning off water to the fixture or the home to do the work. Because of that, they assume that your water shutoffs for the fixtures (stops) and for the home (emergency cutoff valve) work and turn of the water to the fixture or the home respectively. If they do not work this can complicate the work. Sometimes we are able to perform the work anyway in the case that there is only a slight leak, but when leaks are found we always recommend repairing them. In case of an emergency, these shutoffs allow you to turn the water off to whatever place the water is leaking from, and without them your home is in danger of flooding or long-term exposure to water damage.
Pressure Reducing Valves
Water is supplied to the home by many different methods of pressure. Whether it comes from the city or from a well, water pressure is how it gets from where it came from to where it is going. Sometimes these pressures can be very high in order to move enough water over enough distance for it to get to your sink, shower, or toilet with enough force. But this pressure can be too much for the appliances in your home to handle on its their own. Because of this, Georgia municipalities mandated the installation of PRVs (Pressure Reducing Valves) in January of 2001.
What this means for you is that most water supplied buildings in Georgia have PRVs installed to protect your home from high water pressures (for those of you that would like to know, that means more than 80psi). This device will reduce the water pressure before it comes into your home and protecting you from serious problems. But they do not last forever. They usually last as long as a water heater, so when we replace your water heater, we always give the recommendation to replace your PRV at the same time.
Unfortunately, high pressure can have serious negative effects on your plumbing. Causing water supplied appliances in your home to go bad much sooner, and sometimes all at once. Because of this, when we install anything new we always check your water pressure. If we find that a PRV is going bad, we recommend replacing it. If you choose not to replace it at the time, and the plumbing we install fails as a result of high pressure, we do not cover the installation of that plumbing or plumbing appliance under our service warranty.
